Tenant Move-In

When tenants move in, they receive a welcome package with details on elevator bookings, utilities, and strata bylaws. Plus, we’re always here to answer any questions.

During the inspection, we use the BC Conditions Inspection Report. This record is used for regular inspections and the final move-out review.

Tenant Move-Out

During the move-out inspection, we ensure the property is thoroughly cleaned and compare it with the original condition record from move-in. Security deposits are returned within 15 days after move-out, minus any repair or cleaning costs.

Begin your tenant search with personalized one-on-one showings. This process is complemented by comprehensive interviews and screenings, which include income verification, confidential reference checks, and credit assessments for shortlisted candidates.

We collaborate frequently with relocation experts and tenants employed by some of Vancouver's most prestigious companies, such as Microsoft, Amazon, and Lululemon.

Although we conduct thorough screenings of tenant applicants, the final decision to move forward with our recommendations rests entirely with you.

Effortless Rental Income Collection

Tenants conveniently pay rent through pre-authorized debit on either the 1st  of each month. Once the payment clears, we deposit the net rental income into your account, deducting any property expenses such as repairs, fobs, insurance, and our management fees. You'll receive a detailed rent collection statement at the end of each month.

Typically, rent can only be increased once every 12 months, with three months' written notice. Any increase must comply with the standard allowable rent increase set by BC Government regulations and the Residential Tenancy Act.

Insurance Management

As your authorized agent, we handle all strata matters for you, including special levies, alleged bylaw infractions, and updates on strata insurance.

Effective risk management involves both landlord and tenant insurance policies. We keep track of and communicate the necessary coverages to you and your insurance broker. We recommend your policy includes coverage for third-party liability, personal property, betterments and improvements, and loss of rental income.

It's crucial to update your landlord insurance promptly to account for the recent trend of rising strata insurance deductibles.

Additionally, we require tenants to obtain and email a copy of their tenant insurance policy to us before the move-in inspection.

Sign the Tenancy Agreement

The lease includes the British Columbia (BC) Residential Tenancy Agreement and the LIFT Realty Group Management Services Addendum, which outlines additional terms such as tenant insurance, pet policy (if applicable), and restrictions on smoking and subletting. Typically, the lease starts with a one-year term and then transitions to a month-to-month basis unless both parties agree to renew for another year.

To secure the lease, a deposit equal to half a month's rent is required. If applicable, an additional half month's rent is collected as a pet damage deposit.

Track Tax Deadlines

Annually, we monitor real estate tax declaration deadlines for your property. We assist with filing the BC Speculation and Vacancy Tax declaration by helping you locate your required Letter ID and Declaration Code, and guiding you through the process, although we cannot declare on your behalf.

Vancouver property owners are also reminded of the annual deadline for the Empty Homes Tax declaration, and upon request, we can file this on your behalf.

For non-resident property owners, you'll need a Canadian agent to remit withholding tax equal to 25% of your rental income. Birds Nest Properties offers this specialized service to ensure compliance.
